Revenue Neutral Property Tax Estimator
With the 2025 Reassessment, all property types have had their assessment values updated to reflect a more current market value assessment. In 2025, this means the market value for your property has been updated to reflect a new base date of January 1, 2023. Property sales prior to this new base date were examined. The last base date used was January 1, 2019.
Your property's updated assessed value will be used as a starting point to calculate your property tax for the years 2025 to 2028.

Important: If after speaking with an assessor you'd still like to file a formal assessment appeal with the required fees, the deadline to do so is March 28, 2025.

*Note: this 2025 property tax estimate is not your final property tax amount for 2025. Your final property tax amount will include budget and tax policy changes once approved by City Council and the Province in March and April; the City will mail the 2025 Property Tax notice to you in May 2025.
**Revenue Neutral means no additional tax revenue is generated due to changes in property assessments. Revenue neutral is a tax calculation; this means that changes in assessment are offset by changes in the tax rates to ensure the same amount of tax dollars are collected by the City. Budget changes and tax policy decisions are applied to the revenue neutral tax rates in order to determine the final property tax rates shown on your Property Tax Notice. Budget increases brought forward by the City and the Province are communicated through the budgetary process – not the reassessment process.
It is common for properties to experience property assessment value increases or decreases at different rates due to changes in the market or the economy. There are some properties where Assessed Values will have increased or decreased more than the average within their property tax class; these properties will see tax changes as a result of the 2025 Reassessment.

Follow these easy steps to review the estimated changes in your 2025 property tax as a result of the 2025 Reassessment:
- Select your property class / subclass from the dropdown choices, for example — Residential, Commercial, etc.
- Enter your property’s previous 2021-2024 Assessed Value
- Then, enter your property’s new 2025-2028 Assessed Value
- You will now be able to view the estimated change to your 2025 Property Tax amount (your final amount will be known in May 2025)
