2025 Assessment Roll & 60-Day Customer Review Period now open
Property owners, starting January 27, you’re encouraged to check the mail for your 2025 Assessment Notice. This notice will detail your property’s new reassessed value for 2025, which will be used as the starting point to determine your property tax for the next four years.
The 2025 Assessment Roll, a listing of all properties in Saskatoon, will be available for public inspection from January 27 to March 28, 2025.
Follow These Key Steps:
- Watch your mailbox: Open the 2025 Assessment envelope – it contains time-sensitive information on important dates. Review your 2025 Assessment Notice to see your property’s previous and new assessed value.
- Check the details: Use our online Property Assessment & Tax Tool to verify the property information the City has on file. Visit saskatoon.ca/taxtool
- Compare with neighbours: Check your property’s assessment as it compares with others in your neighbourhood. Visit saskatoon.ca/taxtool
- Preview your 2025 property tax: Use our Online Tax Estimator to preview an estimate* of your 2025 property tax. Visit saskatoon.ca/taxestimator
- Ask questions: Contact our Assessment Office if you need clarification or have questions about your tax class or the information we have on file on your property.
- File an appeal before the deadline: If you still disagree with your 2025 reassessed property value after speaking with an assessor, submit your formal appeal with applicable fees to the Board of Revision by March 28, 2025. An appeal form is included with your 2025 Assessment Notice or can be downloaded from saskatoon.ca/assessment.
*Please note: Your 2025 property tax estimate is not your final property tax amount; it does not include 2025 budget changes, or tax policy decisions to be approved by City Council and the Province in March and April.
Property owners, your final 2025 property tax amount will be mailed to you in May.
As determined by the province, all municipalities must conduct a reassessment of all property types every four years. The assessment process plays an important role in ensuring a fair and efficient property tax system.
Why properties receive a new assessed value:
- Property values change over time. Reassessment recalculates your property’s assessment to reflect a more updated market value. In this case, the value date is being updated from January 1, 2019, to January 1, 2023.
- Property assessment values help determine an equitable distribution of the property tax load; owners of similar properties pay similar property tax and contribute appropriately.
