Zoning and Land Use
Zoning is a way for the City of Saskatoon to organize land use by dividing areas into specific zones with distinct regulations. These regulations govern what types of buildings and land uses are permitted within each zone, influencing everything from residential housing to commercial and industrial development. Essentially, zoning helps manage how land is used and developed within a community.
Zoning Bylaw
The Zoning Bylaw is a regulatory document that facilitates implementation of the City of Saskatoon's Official Community Plan. All land in the City of Saskatoon is assigned a zoning district and subject to development standards associated with the zoning district. Parking, permitted uses, and setbacks are included in these regulations.
The Zoning Bylaw went through a comprehensive review and as a result Bylaw No. 9990 - Zoning Bylaw, 2024 is in effect as of January 3, 2025.

Zoning Map
The interactive map displays zoning, address and legal parcel information for each Saskatoon property. Zoom into the map and click on the property you are interested in. Once you've selected your property, click on 'View Additional Details' to retrieve the property information.
Development Portal
The Development Portal is a publicly-available tool that allows the public and development industry to see more detailed information regarding land use and servicing components. It is intended to let interested individuals perform their own research. Over time additional functionalities will be added to this resource.
Zoning Bylaw Amendments
Property owners may request a Zoning Bylaw amendment to add a specific land use designation to a particular zoning district or change the development standards within a zoning district. Zoning Bylaw amendments are overseen by the Planning and Development Division, Development Review Section. This process may take from six to twelve months. The complexity of an application can affect processing time and processing begins only when a submission is deemed complete.

Zoning Bylaw Compliance Certificates
Zoning Bylaw Compliance Certificates provide a summary of existing uses and structures on a specific site as they pertain to the applied zoning district. The Zoning Bylaw Compliance Certificate will provide information on particular characteristics of a site including current zoning designation, land use and any identified zoning deficiencies. Information is also provided on any rezoning applications that may be currently under review and outstanding zoning infractions.
If confirmation of setbacks is requested, a Real Property Report or Surveyors Certificate is required.
Applying for a Zoning Compliance Certificate:
Requests for a Zoning Bylaw Compliance Certificate can be submitted online using saskatoon.ca/epermitting. Prior to issuing the certificate, a fee of $280 will be required at the time of submitting your application.
