Proposal
Saskatoon Land has applied to amend the Aspen Ridge Neighbourhood Concept Plan and rezone lands south of Aspen Ridge Square, as shown on the location maps below. The proposed concept plan amendments include:
- A land use change to convert parcels currently designated ‘Low/Medium Density Multi-Unit’ to ‘Low Density’. This amendment would change the development of these sites from uses such as dwelling groups and street townhouses, to low density residential development such as one and two-unit dwellings.
- An additional local road connecting between Myles Heidt Lane and Myles Heidt Way to provide access to the new 'Low Density' parcels.
- The removal of the rear lane between Myles Heidt Union and Myles Heidt Lane to facilitate the development of one-unit dwellings with front attached garages.
- A land use change to convert two parcels currently designated ‘Low/Medium Density Multi-Unit’ to ‘Medium Density Multi-Unit’. This amendment would change the development of these sites from uses such as dwelling groups and street townhouses, to medium density residential development such as stacked townhouses and multiple unit dwellings.
The proposed zoning for sites being redesignated ‘Low Density’ would be R2 – One and Two-Unit Residential District, while ‘Medium Density’ parcels on the south side of Myles Heidt Bend would be rezoned to RMTN1 – Medium Density Townhouse Residential District 1; the proposed rezoning is shown on the location map below.
The purpose of the R2 District is to provide for residential development in the form of one and two-unit dwellings as well as related community uses. The purpose of the RMTN1 District is to provide for comprehensively planned medium density multiple-unit dwellings in the form of townhouses, dwelling groups, and other building forms as well as related community uses.
