Revised Development Proposal
As a result of comments received from the initial public engagement in the spring of 2022, AODBT Architecture + Interior Design have revised the development proposal at 555 Eastlake Avenue and 403 12th Street East in Nutana. The proposed revisions include a 26 storey building (total storeys measured from Saskatchewan Crescent) consisting of 184 residential dwelling units, 2,068 m2 of commercial space and on-site parking. Parking would be provided through approximately 228 below-grade enclosed parking spaces and 14 surface parking spaces, including approximately 28 visitor parking spaces.
- The revised submission is nine fewer storeys compared to the first development proposal, measured from Sask Cres E.
- There are twenty-six fewer dwelling units proposed, 184 compared to 210 in the first submission.
- The revised proposal still provides a range of housing options and approximately 2,100m2 of commercial space.
- The building's front entrance has been re-oriented to Sask Cres E, with parking access proposed off both Sask Cres E and 12th St E.

The development proposal includes the following applications that each require a decision by City Council at a Public Hearing:
1. Official Community Plan Text Amendment – Adding “High Density Mixed Use” land use.
(Approved by Council via Public Hearing on May 31, 2023)
2. OCP Land Use Map Amendment – amending the land use designation on the OCP Land Use map.
3. Rezoning Application – Zoning by Agreement to permit the proposed development.
