2024 Revised Development Proposal
As a result of comments received during public engagements in 2022 and 2023, AODBT Architecture + Interior Design have revised the development proposal at 555 Eastlake Avenue and 403 12th Street East in the Nutana neighbourhood.
The revised proposal consists of a 26 storey building (total storeys measured from Saskatchewan Crescent East) providing approximately 260 residential dwelling units, 2,100 m2 of commercial space, and a minimum of 230 parking spaces and 70 long term bicycle parking spaces.
The development proposal includes the following applications that each require a decision by City Council at a Public Hearing:
1. Official Community Plan Text Amendment – Adding “High Density Mixed Use” land use.
(Approved by Council via Public Hearing on May 31, 2023)
2. OCP Land Use Map Amendment – amending the land use designation from "Low Density Residential 1" to a combination of "High Density Mixed Use Land Use" and "Low Density Residential" on the OCP Land Use map.
A road closure is also being proposed for an unused portion of the road allowance for the north western corner of 12th Street East, and will require a land use amendment to change the land use from "Community Facility" to "High Density Mixed Use".
3. Rezoning Application – Zoning by Agreement to accommodate the proposed development.
Revised Proposal
