Proposal
AODBT architecture + interior design, on behalf of 102065776 Saskatchewan Ltd. have applied to rezone 512, 514, 516, 518 and 520 Main Street to facilitate the development of a multiple-unit dwelling, subject to a zoning agreement.
The proposed development consists of a six-storey multiple unit dwelling containing 50 dwelling units. A mix of housing styles, including at-grade townhouses, apartment-style condominiums, and penthouse suites are proposed. A total of 77 parking spaces have also been proposed (13 on the surface and 64 within an enclosed parking structure). A location map, site plan and an exterior building rendering are included with this information package.
The existing properties are currently zoned RM3 – Medium Density Multiple-Unit Dwelling District, which provides for a variety of residential developments in a medium density form as well as related community uses. The proposed Zoning Agreement would ensure that only the specific development proposal put forward by the applicant could be constructed.
The application will also require an Official Community Plan map amendment from “Medium Density Residential” to “High Density Residential” to align with the policy framework established in Official Community Plan Bylaw No. 9700, 2020. The intent of the “High Density Residential” land use designation is to enable the development of a range of residential building types (such as low-rise, mid-rise, and high-rise multiple-unit dwellings) and community uses. These sites are typically served by collector or arterial streets and are in proximity to the City Centre, Community Focal Points and/or Corridor Growth Areas.
