Discretionary Use Proposal
Kake Holdings Inc. has applied for Discretionary Use approval to develop a Parking Station at 1213 1st Ave North in the Kelsey-Woodlawn neighbourhood. This site is zoned R2 - One and Two-Unit Residential District under Bylaw No. 8770, 2009 The City of Saskatoon Zoning Bylaw (Zoning Bylaw). The purpose of the R2 District is to provide for residential development in the form of one and two-unit dwellings as well as related community uses.
The Zoning Bylaw defines defines a Parking Stations as "a site used for the parking of private passenger vehicles when such parking is ancillary to a permitted principal use located on an adjacent or nearby site."
Subject to Discretionary Use approval, 1213 1st Ave N will be permitted to operate as a Parking Station which will provide parking for approximately 14 vehicles. The site is currently occupied by a one-unit dwelling which is proposed to be demolished. The parking surface is required to be hard surfaced (asphalt, concrete, etc.) and the site must be landscaped as per the requirements listed in the Zoning Bylaw
