Proposal
Dream Developments (the applicant) has applied to rezone an area of land adjacent to the western end of Brighton Gate in the Brighton Neighbourhood, as shown on the map below. The lands subject to the application have also been outlined on the Brighton Neighbourhood Concept Plan shown below.
The subject area is currently undeveloped and zoned a mix of FUD – Future Urban Development District and FUD(H) – Future Urban Development District subject to the Holding Symbol. The purpose of the FUD District is to provide for interim land uses where the future use of land or the timing of development is uncertain due to issues of servicing, transitional use or market demand. The applicant is proposing to rezone the area to a mix of:
- R1A – One Unit Residential District
- R1B – Small Lot One-Unit Residential District
- R2 – One and Two-Unit Residential District
The purpose of the R1A District is to provide for residential development in the form of one-unit dwellings as well as related community uses.
The purpose of the R1B District is to provide for small lot residential development in the form of one-unit dwellings as well as related community uses.
The purpose of the R2 District is to provide for residential development in the form of one and two-unit dwellings as well as related community uses.
The proposed zoning districts would provide for subdivision and development that aligns with the Single Unit/Semi Unit Detach Dwellings land use in the approved Brighton Neighbourhood Concept Plan.
