Proposal
The Planning and Development Department has received an application from Camponi Housing Corporation (the applicant) proposing to amend the Zoning Agreement for 727 and 803 Hart Road.
Originally approved by City Council in 2020, the current Zoning Agreement provides for mixed-use development consisting of residential, institutional, and commercial uses, and includes regulations for site layout, building height and form, landscaping, and parking. The project is currently under development, and information can be found on the Engage Page for the original application (see Related Pages).
The applicant has requested to modify the text of the Zoning Agreement to:
- Reduce the number of parking spaces required on site;
- Increase the capacity for the child care centre from 30 to 66 children; and
- Add educational institutions, defined as “a post-secondary college, university or technical institution, but does not include a commercial or independent school,” and medical clinics, defined as “a building or part of a building where two or more members of the medical profession, dentists, chiropractors, osteopaths or occupational therapists provide diagnosis and treatment to the general public without overnight accommodation and may include such uses as reception areas, offices, consultation rooms, x-ray facilities and minor operating rooms, providing that all such uses have access only from the interior of the building,” as permitted land uses.
