Rezoning Proposal
Camponi Housing Corporation has applied to rezone 727 and 803 Hart Road to accommodate a mixed used development, subject to a Zoning Agreement.
For this application, a Zoning Agreement is proposed to be employed to address specific development standards respecting land use, building height, parking and landscaping. Other items may be identified during the review process.
The proposed development will include 164 residential dwelling units, office space, retail space, day care, and a community space, with 209 on-site parking spaces.

The proposed development will occur in two phases as outlined below:
Phase 1 – 727 Hart Road:
Building A: Three storey mixed use building
South Side:
Main Floor: Ten 1 bedroom units
2nd and 3rd Floors: Ten 4 bedroom units
North Side:
Main Floor: Camponi Housing Office, gymnasium and a reception space/Coffee shop
2nd Floor: Cultural, office and daycare spaces
3rd Floor: Six Emergency housing units
Building B: Three storey residential building
Main floor: Thirteen 1 bedroom units
2nd and 3rd Floors: Twelve 4 bedroom units and two 2 bedroom units
Building C: Three storey residential building
Main floor: Ten 1 bedroom units
2nd and 3rd Floors: Ten 4 bedroom Units
Phase 2* (803 Hart Road):
Building D: Three storey residential building with twenty 4 bedroom units and 20 1 bedroom units
Building E: Three storey residential building with twelve 4 bedroom units, two 2 bedroom units and thirteen 1 bedroom units
Building F: Three storey mixed use building with twelve 4 bedroom units, 12 1 bedroom units, along with a retail and community space component

The property is currently zoned RM2 – Low/Medium Density Multiple-Unit Dwelling District, which provides for a variety of residential developments in a low to medium density form as well as related community uses.
