Proposal
The Planning and Development Department has received an application from Dream Developments (the applicant) to rezone land in the Brighton neighbourhood to accommodate the next phase of residential development.
The subject land is part of the S 1/2 Section 30 - Township 36 - Range 04 - W3M, located in the south-west portion of Brighton. It includes a portion of Katz Avenue, Cowessess Road, Cockcroft Place, Cockcroft Street, and Cockcroft Manor. The area is currently undeveloped and zoned FUD - Future Urban Development District.
The applicant is proposing to rezone the land to a mix of R1A - Low Density Residential District 1A, R1B - Low Density Residential District 1B, and R2 - Low Density Residential District 2, as shown on the map below. These zones provide for low-density residential development and related community uses and align with the Brighton Neighbourhood Concept Plan land use map, which designates this area for single unit and semi-detached dwellings.
